Landscape and Visual Impact Assessment (LVIA) evaluates how a project affects the landscape and visual character. Sirius prepares photo-realistic montages and impact reports to support planning and mitigate visual effects.

In the UK, an Environmental Impact Assessment (EIA) is required for developments likely to have significant environmental effects. This is governed by the Town and Country Planning (Environmental Impact Assessment) Regulations 2017.


Schedule 1 Projects – EIA always required

These are large-scale developments with significant environmental impact.


Examples include:

  • Nuclear power stations and reactors 
  • Oil refineries and chemical plants
  • Hazardous waste incinerators
  • Major infrastructure (motorways, airports, ports)
  • Dams and reservoirs
  • Large-scale mining or quarrying

Schedule 2 Projects – EIA may be required

EIA is needed if the project’s size, nature, or location is likely to impact the environment.
These projects undergo a screening process by the local planning authority.

Common examples include:

  • Large housing or urban developments
  • Industrial estate construction
  • Pig or poultry farms
  • Wind farms
  • Theme parks and tourism facilities
  • Roads, railways, and storage of chemicals or gas

More likely to require EIA if located in or near:

  • National Parks, SSSIs, AONBs
  • World Heritage Sites
  • Habitats for protected species

3. Other Regulations requiring EIA

Some developments need an EIA under other legislation, such as:

  • Marine Works (EIA) Regulations 
  • Transport and Works Act (rail or tram projects)
  • Harbour Orders 
  • Electricity Act 1989 (e.g. for power lines or generating stations)
